I get this call all the time: " I want a piece of land with no one around me that I can do what I want but close to San Antonio." My answer is "These are like bird nests on the ground and when/if they come up they will sell fast" The next item of concern is the price of this type of land.
So what is it worth? Value is what a buyer / seller feel like it has. Appraisal is what the market says it has.
So why would the value of a property that is restricted or unrestricted be different in value? My opinion is the bird nest on the ground is verrryyyyy hard to find, so in my opinion, it has a higher value. BUT the challenge then comes of what the neighborhood looks like.
If the neighborhood is nice and it is unrestricted it is a gold mine!
